Being inland changes what goes wrong

Almost everything written about glass in Volusia County assumes the coast: salt chewing through hardware, hurricane shutters, sliding doors seizing in corroded tracks. DeLand sits about twenty miles back from the Atlantic and very little of that applies here.

What does apply is age. This is the oldest housing stock in the county — a downtown that has been here since the 1880s, streets of houses built long before anyone had heard of an insulated glass unit, and a university neighborhood full of them. The failure modes are the ones old buildings have: glazing putty that dried out, cracked and fell away; sash cords that snapped so the window is propped open with a book; wood that has taken on water at the bottom rail and gone soft; and panes that are loose in a frame nothing is holding them into any more.

None of that is salt damage, and none of it is a failed seal. It is maintenance that stopped happening at some point, usually decades ago — which is good news, because it means it can usually be started again.

Reasonable things to ask of whoever you call

  • A straight answer on whether the window can be repaired, before any conversation about replacing it
  • A look at the actual sash, because rot and neglect look identical from the sidewalk and only one of them is expensive
  • Clarity on whether the job is glass work or construction — those carry different rules and only one needs a permit
  • For anything being replaced as a unit, a license number offered rather than extracted
  • A word about the historic district, if the address is in one, without you having to raise it first
  • No suggestion that a hundred-year-old window is beyond saving purely because it is a hundred years old
